House Sellers, with a Limited Services Agency Agreement, can retain one of our experienced Sales Coordinators to assist them though the House Selling Process.   The Specified Services Plan is designed to augment a House Seller's Sales objectives.  Our Sales Coordinators provide professional real estate services and consultation that enable a house seller to save Time, Money, and Needless Aggravation.  "Our Bottom Line is to Improve Your Bottom Line."

2.  A Competitive market analysis - (Price your house properly)

Price Your House with a clear understanding of current market conditions; Economic issues which may affect the availability of Mortgage Money;  And review the final sales prices of  similar houses with similar features in the neighborhood that have recently sold.

Our Company Associates screen incoming calls about your property.  In the event there is a genuine interest we will make an appointment to meet with the prospective buyer in our office, determine their viability as purchasers, and accompany the screened prospect to view your house. 

OR - An alternative

If you prefer, we will arrange a schedule of convenient days and times when you will be available to show your house yourself and share that information and directions to your house with prospective buyers when they call.

 8.  Provide Mandated Forms - (Forms required by Federal or State Law)
  • Property condition disclosure form packet with instructions to Sellers and Buyers
  • Property Owner’s Association Information Request Forms (if applicable)
  • Other State mandated forms as they apply.
  • Federal Lead Based Paint disclosures (if applicable)

9.  Contract to Closing - (A bundled package of services available once you have a buyer who has made the home-buying decision.)

  • Financial analysis of prospective buyer
  • Provide buyer the State and/or Federally mandated disclosure forms
  • Put the buyer’s offer into writing in a contract format that conforms with the laws of the Commonwealth of Virginia.
  • Review the proposed contract with you in terms of how it meets with your sales objectives.
  • Coordinate the various ministerial tasks required for a successful real estate transaction settlement.

10.  Real Estate Consultation and Assistance

    • When needed and wanted at an hourly rate.
